Doing it yourself will only cause you stress and the sellers realtor doing more work as they help walk you through fhe deal.

I love the man to death, but he can be very difficult and introduces a lot of unnecessary stress between my wife and I.

We stress to all prospective applicants multiple times that we verify everything on applications (that in itself relates to one of those bizarre landlord stories).  

She has multiple varieties of debt she wants to pay off to get out from under all that financial stress. 

I'm just a worrier with this kind of thing - the stress of being "caught" would not be worth it.

Most people I've met here have stressed that it is not worth trying in Portland and I'm better off finding a rental investment. 

The driving is stressful, the pace is stressful, the place isn't even remotely worth the price whether you buy or rent.

Going through some of this myself,  I work full time and purchased a live-in flip.Estimates in Dallas area beyond gouging so I decided to do my own attic work.. my recommendation, is to set realistic expectations of your time in order to avoid the stress of delays. 

Luckily I am a licensed realtor and do not have to go through the stress of finding a broker willing to find the deals since they provide less commission. 

With the new stress test rules and higher interest rates you need to qualify for an interest rate above 5%.
