I'm hoping to find a short term rental in the areas of San Bernardino California within this year.  

Just as there are no requirements to use a short term rental license agreement there are also no requirements to not use them.If you are talking str where the STR is illegal then I agree.

The property must be in an area that the government has identified as an Opportunity Zone.You must have short or long term capital gains. 

Make a short list of questions to ask.

My particular interests lie in the buy-and-hold market, as I'm looking to own both short- and medium-term rentals. 

It was somewhat understood after being on Bigger Pockets after a short period of time that talking about Sub2 deals were taboo.Then Bigger Pockets did a book deal with Pace Morby that had been doing sub2 shorter periods of time than many of the bigger pocket members.

Our plan was to do an ADU garage conversion (I know, super original), rent it out Short term / Med term, and then spruce up the main house after a couple of years of the ADU income.So, we started the ADU permitting process right away…The main house was livable but very old.

Long story short, the other 50% was the now deceased husband of the wife I bought the property from. 

Long story short - what are viable paths here without the city saying "you need to bring your porch up to code" to do this?
