Now that I've got someone to screen, the landlord's process is to submit their rental application to a third-party screening service (applicant pays me the $30 fee to pass onto them), and if they're approved, the landlord informally OKs it without signing a lease or accepting rent payments from the new tenants.

The sellers recently installed new forced air heat in all the units and the electrical service has been upgraded.

Our building company would be hired by the LLC to complete the renovations, and we would put a small markup (not as much as we usually do) on our services just to cover overhead.

Another alternative, if you want to keep QB desktop but do not want to provide remote access is to use a file sharing/hosting service like Qbox which is QB file compatible.

I run the money through an escrow account, with instructions to release the funds when I have an investment in place that will support the cost of the investment AND the payments on the original loan.Then, I use that same account to filter the returns from that investment with instructions to first pay the debt service on the investment, then the original loan payment, and last I get paid with what's left.
