It is a book based on research that he and his team performed to let only data speak and not their personal views.So in the first three chapters, some big things stuck out to me.1.

For the time being, read, study, research, etc. all you can and start saving money.  

I have my own goals and target areas that I’ve developed through research and experience.

If you are investing far away I would start by researching for a property manager with quality reviews, just ask them what they may have from their other owners inventory, you could find a good deal with fully rented out properties and not even have to move.   

(I have 7 houses currently being renovated and also own a real estate appraisal firm) I have a deal that came across my desk a few weeks ago and the more I research, talk to builders, and a few other developers, the better this sounds.

This site is a great resource for researching "Wholesaling in California" and nationwide wholesaling for that matter.

I've been doing a lot of research and I keep getting differing takes on whether it's best to form an LLC or an S-Corp for our partnership.

Based on my research as well as what my friends pay to live in the area, I think conservative numbers for what I could get in rent after bringing the place into the 21st century are $800 and $1200 plus $200 for the garage, a total of $2,200 a month.

I'm asking out of ignorance, as I haven't done much research yet (outside of this post) on the details of renting garage space.
