In my lease docs, I have charges listed for replacing planks, but I don't have anything spelled out for this kind of damage.Namely, I do not plan on replacing these planks (the labor involved is just not worth it, to anyone whose had to do this), but this is definitely documentable damage traced to this tenant.

@Kristen Bouvier Scoville, if you want tax deferral from a 1031 then you want to have the LLC sell the property and subsequently the LLC will need to purchase the replacement property as well.

Paint the cabinets a solid color that coordinates with the counters (which look new) and replace the missing drawer, add cheap cabinet hardware, a microwave/hood combo and do a tile shower surround or replace the surround with one that isn't so drab.

Depending on your loan type, you will need to ask your lender if anything will prevent financing, if so those repairs will need to be done prior to closing - example roof needs replacing, poly pipes, wood rot, etc.
