I haven't been to the happy hour meetups but the regular monthly meetings are good. 

The military tends to leave enlisted in place for 4 years, where officers tend to move more regularly, so again, that helps our tenant-stay period. 

I don't have much investing experience either, but I work with a few of them on a regular basis.

Maybe a banker can chime in, but regular payments on the student loans even if it's like $50 a month based on IBR may look better than deferred.

Don't forget to include all the things for  a multi like lawn, snow, any regular fees that you would not have in a SF rental. 

Going through the regular channels to find good deals in going to be tough in a very hot market.
