Can you purchase a property with a Hard Money loan and then refinance into a different type of loan to have a lower interest rate?

My wife and I purchased our first property two years ago in Salt Lake City for a good rate at 4.29%. 

@David Lecko I wanted to add that I like the app so far, but the pricing is something I'm struggling with because you charge a flat rate every month and on top of that still charge for every mailer sent out. 

The tenant is currently paying less than current market rate, and we are only asking for an increase of 6%.
