Is it possible to finance these deals through banks or would it have to be private lenders?

Since Arrowhead is a private lake with many restrictions about being able to put your boat on there, tenants would not be allowed to put their boat on the water unless they actually own improved property in Lake Arrowhead. 

I'm thinking about get my first duplex but the price is to low for bank or hard money loan do you know of any private lenders for 25k

I doubt I will be buying anything until then unless it's more of a private deal until refi with a good value add.. 

Not sure how he finds his lists, but I think your best bet is to find owners with equity.

I think there's just under three deals per agent in our market right now based on inventory and number if agents, but if you're of basic intelligence and willing to put everything you have into it, you will be successful.If you'd like to talk more private message me.

Around 15 properties Biz #3, 50% - Around 25 properties.Some of my major expenses are: Private contractors, around $200K/yr. 

Second one, in the same neighborhood, I used hard and private money to purchase and will be doing a refi with a local bank shortly.
