A DSCR, or hard money product would be the right fit for you.

I started listening to the podcast and posting here a decade ago and it's been transformational for my life and business. 

Higher demand areas have higher demand for a reason - people want to live there, and that tends to put pressure on prices rising as compared to rents and therefore, typically results in lower cashflow.That said, some of the areas mentioned in the previous posts are interesting, for different reasons.

As I said in another post, learning how to paint, spackle and caulk are really important. 

I've used PenFed, which was really a great product for an owner occupant.
