There are several elements that will go into it. $450 seems a little low but major renovations on a rental will need to be capitalized and depreciated most likely. 120,000 rental depreciated over 27.5 years = 4,363 of depreciation annually 100,000 rental (scenario without the improvements) over 27.5 years = 3636 annually Seems like it would save you closer to $700ish but it doesn't seem off by very much.
