It doesn't always have to be about paying the most money either it could be buying lunch for them or most importantly talking to them like they are a teammate as opposed to an employee.

Seller is also willing to carry at 85%, as opposed to 80%. 

But people will want to live and invest in those pockets only, as opposed to spreading into those less stable areas of the city that really need investors. 

Also I'm a newbie so any advice on what kind of policy would help too.I have still not looked at master HOA policy, but it looks like it covers the exterior and we still need policy to cover the interior.
