I manage all my properties except one so it would be hard to say I don't have the required hours.I also don't have a day job and RE is all I do.

I would punt the deal and go get one that’s not going to suck your energy.  

I have two locally that I can call for that loan amount, but I had to sift through a lot of "Nos" before I found one.

Let me close this chapter with another round of lessons.I’ve already mentioned one social media blunder that hit me right in the face: not being consistent.

One can barely foreclose in NY WITH an attorney.   

I mean I close a ton of deals with little assignment fees on them little daisy chains 2k to this guy 1500 to this one etc.

As for tips on property management, the number one thing I would say is to screen diligently.
