And in the future, you may want to include a statement that says your signature is null and void after a certain amount of days; that way if they have not redeemed within a certain amount to time, you should be able to continue to make preservation improvements.This post is a little bit old, but I'd like to hear what happened in your situation.

My husband and I are thinking whether we should fix up their old house to rent it out (the house is free and clear estimated around +$600k with market rents in the neighborhood of $2500/month), but it needs work (cracked walls, replace carpet, remodel kitchen/bathrooms).

I wouldn't want you to lose a property over something as simple as that, but on a refi there's minimal risk... just an appraisal fee.I don't begrudge my clients that go with a rando promising the world on a refi.
