I agree with everyone that inventory is super low, but near the Jersey Shore (Monmouth County) I’m seeing small and midsize (10 unit) multi family linger on the market for 150 plus days and sell well below ask, while single family houses are going into bidding wars within days and going for 20% or more over ask.

I'm taking a break on flipping cause it's 2 different types of renovation and since I do my own renovation as a contractor, I had more fun renovating and renting my rental properties than renovating my flips and selling it.Give me more time and I will reach your level of developing, that's like the highest level or real estate and would like to sit down and chat one day of our war stories lol or real estate.

I have a mentor in a former landlord who owns 10 properties and manages them himself now that he's retired.I think to start it would be best to invest using a house hacking method, and then once I am established and comfortable enough, to do a home flip or invest in a property using the BRRRR method.My short-term goal is to purchase a 2-4 unit property where I "house hack" and live for free or almost free, while saving roughly $1k a month towards a down payment on a 2nd multi-unit property within 24 months.My long-term goal is to own and invest in numerous properties (purchasing one new property every 12-18 months).
