I own a couple properties, am rebuilding a midcentury modern home and will continue to fortify my real estate portfolio; mostly longer holds. 

Now that we're in the age of instagram and facebook and twitter, millenials want to be flashy and show off their awesome new modern apartment with manhattan views but what happens when the'yre stuck in these apartments with crippling student debt and subpar office jobs. 

Nor could I have quit my job to start my CPA business, working from the comfort of my home (or wherever I have my laptop and an Internet connection).I don't say this to brag, but to point out that early on in life the most important thing you can do to someday have the life you want to have is to 1) gain skills and 2) make and invest as much money as you can.  

So maybe I’m not qualified to answer the question of whether successful people participate in forums such as this because I’m not successful.Heck, I’ve only bought $300 million or so worth of real estate, and here is the view from my office as I write this:Sitting in this very spot over the last two weeks with my laptop, iPad and cell phone my team has toured over a dozen multifamily properties.

My modern philosophy on this is that the world is changing faster than these guys can keep up and that scares them. 

It’s not different this time except that we are bouncing off the deepest recession in modern times on the back of low interest rates and heavydoses of QE.

I come home and I open my computer laptop and started figuring out equations that seemingly couldn't be solved.

If they have been modernized with granite and recessed lighting and upgraded tile showers they can be pushed as much as $180 a SQ foot.

Because of modern water management and reduction of agricultural use Phoenix uses the same amount of water today as it did in the 1950s when the population was 1/10 of what it is today.I’d be more concerned about the heat.

It has a growing population, growing jobs and a diverse, modern economy making it ideal for long term buy and hold.
