As far as some general criteria/thoughts:- My workplace is in the Cobb/Vinings area and I would ideally like to be a < 30 min drive to work (though I don't mind if its up to 1 hour away since that is my current commute)- I'm interested in using a FHA loan to put ~5% of a down payment (3.5% down pmt + 1.75% upfront mortgage insurance premium)- My target all-in purchase price range is between 200k - 400k - I would prefer to live in a 'A' or 'B' class property that I could rent another unit to a young or established professional/college or grad student- Just from discussion with my friends, a lot of them seem to dig living in areas like Midtown, Buckhead, Virginia Highlands, Brookhaven, Lindbergh.. how feasible would it be for me to househack in any of those areas and expect to generate a decent return in the future once I move out and rent out my unit?

My goal in the next year is to move from single families to the multi-family space, and then quickly to the commercial apartment space. If you're willing to chat, meetup for a drink, or let me know about other meetups in the area (San Francisco/East Bay), then hopefully we can meet and exchange information, build partnerships/friendships, and build towards our financial freedom.Cheers.

Having lost $100K in my first round of OOS in the Phoenix market, I actually won't mind give it a 2nd try, but this time around, I would ONLY buy at pennies on the dollar...

I suppose the holding cost would now be $17,820 instead on 12 months (this is money I need to budget for for my own peace of mind, correct?).

The more you continue to look and network with like-minded individuals, letting everyone you talk to know what you're trying to find, I am sure you will come across the right house-hack investment.

Also, I will be in Phoenix, AZ in a week for a volleyball tournament, so if you're reading this and are from that area and wouldn't mind giving me an hour of your time and sit down for lunch or something to chat about real estate investing, that would be awesome as well.
