With this mentality i sincerely suggest you stick to Class A stuff and maybe challenge your thinking if you continue with that kind of ideology.

I think that I mentally distinguish between "Creative Financing" and "100% financing". 

It's more of a mental thing.  

The itemized list of repairs shouldn't be exhaustive.

(I know there are some who can't take care of themselves solely, ie mental disorders/deficiencies, and we should take care of those.)

If I could pick a pocket of monkey business that could cause trouble is this truly unethical but perfectly legal practice of pricing things ludicrously high, knowing they won't appraise, but counting on buyers' "gotta have it" eBay mentality convincing them to pay more than appraisal.
