As I was planning the small renovation that would see the end of the boarding house, I realised the house was serving a clientele not being reached by our other student apartments.We decided to leave it for a year to measure the behaviour / performance and found that it had low vacancy, no defaulted payments, no damage, and the tenants almost always brought us new tenants before they would leave.Just over 2-years in, we are still happy with the house ... it is more work, but it is also more return.

We actually tried that since I was replacing all of the doors with new prehung 6 panel doors anyway and when we took the measurements with everything off I still couldn't find a washer and dryer that would fit through the opening into the basement.

Measures about 2' x 3'I checked Home Depot, and they seem to have parts you can order (the spiral window balance), but they do not carry them in store.That is where there is a problem.

Your real estate investment net worth divided by passive income is a more accurate measure IMO.I enjoy tracking this stuff though and have both a net worth spreadsheet and a risk spreadsheet that tracks my portfolio's cash profit, LTV and risk if rents should drop.

I am buying all in cash and under the same llc which I purchased my first unit under.Well so far I have had to get for them:1 An official certified copy of my articles of organization (had to order from Ny state DOC for $35) as my copy didn't have the filling number ON it.2 Proof of publication for my llc.3 Operating agreement of my llc4 For good measure a notarized resolution that I am authorized to make the transaction on behalf of my llc since in the operating agreement it wasn't "transaction specific enough".
