Be creative,This is what's done in RE offices, new listings are put up and a few marked sold are mixed in to do a couple things; 1. shows activity, moving the inventory 2. plants the seed of urgency in the minds of those looking, they will be marked sold any day!

You need to be very careful to properly sand the floors and take out all sanding marks, and you will need to be very careful when applying the stain/sealer so as not have puddles.

Rehab costs are going to vary by location and contractor -- Mark would pay $17K in his area while I'd probably pay $9K in my area for the same work (roofs are only $150/square where I am, so about $4-5K).
