I was hoping to cash out refinance and come out with around $800k cash on hand post principal repayment.

I was just hoping to take advantage of whatever capital she does have, and making it go further by investing it in real estate.

I did have a (hopefully simple) question though in hopes of some guidance.

Hopefully have them tour you through some of their properties and ask them how much they have spent, what they did, etc.  

At least you have a little more context on the subject now (hopefully).

Hope they don't have kids or work for the school district.
