I don't want to get a job that gets me out of the game, I started playing around with marketing and I'm doing lead gen, data scrape, and cold calling for investors and small businesses.

I figured a realtor would be that person, and if I find a seller/lead who needs a realtor then I will have someone I can refer them to.

My barber gave me some great leads on commercial multi family and mixed retail properties in our town. 

And that would lead to my best suggestion for cutting costs: Let someone else (a mail house or an online outfit like Click2Mail) perform the labor tasks for you.

Good afternoon everyone I’m here to see what some of you have to say when it comes to getting leads on potential properties to wholesale.

Also, saying that you need to get the concrete done anyway and don't have that kind of cash on hand leads me to believe you might want to think about getting some stronger cash reserves or your own lines of financing before proceeding; I've got credit cards with credit limits double that, where I could self-finance those kinds of repairs if necessary, but that's not a big enough hit that I'd have to worry about taking out loans on paid-for houses. 

You can fix most any problem with a video tutorial.

AND that said, when it comes down to it, lead gen is the number one thing you need to get good at, so if you can spend 10 hours/week lead generating and just send all of those leads as referrals, you'll actually be getting great experience in a sense.

This will help to lead you to areas that you can find properties that fit your criteria.
