I recently founded Auben Capital Partners to focus my time and energy on raising capital.Today, I lead a team of SFR experts who have transacted over 2 billion dollars in sales, completed over 30,000 renovations/developments and leased over 20,000 units.However it was a long road to get to this point, full of lots of challenges and lessons learned.

Additionally, failing to close a loan over a fiscal year is a huge red flag and usually leads to termination.I want to dive headfirst into RE investing to gain that experience I mentioned above.

But, most  municipalities will settle these for 5-10% from someone who comes in and fixes the underlying issue.Some research and leg work may lead to this being a non issue (insurance company pays the claim/contractor) or maybe not…but worth putting some work into it.

I’m thinking about selling one of my debt free rentals to pay off the loan of the new house – thus erasing the $3500/month loan payment.

@Marc ShinIf I could, I would invest in Falls Church and Fairfax because I get a steady drip of leads for travelers going there.

Thanks.just a side note, the tenant has requested first month free rental, windows coverings (not satisfied with the new blinds being provided), and free utilities for 5 days.

All the free rental software, like the one I use, hold the money for 4 to 5 days like you said.
