First time doing extensive landscaping in the yard as well.

In a mobile home park or RV park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building.

Condos are rough in my opinion because even if the #s do work with the HOA payment, I guarantee you that the HOA payment will increase over time, often times at a rate that isn't linked to the market or to rents increasing as well - can be related to needed capital expenses, landscaping improvements, hurricane repair, increase after several years of flat.

We did improvements to the home while living in it including retiling first floor, landscape work, and repainting exterior.

One tenant did significant improvements at their expense (landscape concrete edging and replaced all flooring after their pet damaged it).

The two Super Bowl contenders not only represent very different teams but also represent different real estate investing landscapes.
