Hello, looking for remodel the kitchen on a recent purchase.

Pros: a. more than one unit so vacancy isn't zero if one unit is vacantb. all your problems (roof, yard maintenance, etc) occur in one spotc. possibly more cashflowd. purchasing is the same process as a single unit, so one closing process, one set of closing costs but you get two units or moreCons: a. more upkeep inside (ex: two bathrooms, two kitchens, etc)

One of the most valuable and unique benefits of MyGaREIA is they have both a face to face deal makers group meeting Wed at 10am at the office for full timers, and a google group where contractors are exchanged, deals, and countless solutions and problems to avoid talked about.  

I'd hate to see what happens with a non renewal because the landlord failed to fix a sink in a month (Legally thy still have bathroom water running so you can take a month to fix the kitchen)

and they may take a first timer if you have enough skin in the game.. 

Make sure the basic comforts of a home are available to them ASAP - functional kitchen, finished bathroom, finished bedroom.  

I might be paranoid here...Countertops - I'm thinking formica/laminate in kitchen and bathrooms.  

. $1500 Total.I pay for water and trash, should cash flow about $500 a month after expenses.My strategy is to fully rehab both units, replace some damaged hardwood, refinish it all, upstairs bath and kitchen were totally gutted, and will be refinished and tiled.

Or really expensive kitchen knobs.

Electrical, plumbing, insulation, drywall, flooring, kitchens, and baths will be completed by myself.
