How about IRA requirements, for instance to be a real estate professional you need to document x# of hours (which is nearly impossible to do w/a W2 job.)

Or a good grill cleaner, where we are we have a guy that just does that and does an excellent job.

I chased bids for our last batch of jobs (came in high) and sadly, the high pricing was consistent.

I would suggest you not having to borrow as it seems to be on the boarder line. 

For beginners, I'd suggest staying out of that type of debt initially.You're leaving out a lot of valuable information. 

Stay at home at 18 get a job in a factory work your guts out while living at home for two years save every penny and buy a house with cash or put 75% down.

I would suggest hiring a property manager not only because of the work load but because they will have everything in place.

I know that this topic has been beat to death already and that the general consensus is to house hack before buying, however, my situation is a little unique and I would appreciate some input from the community.I have a new job with as an airline pilot and my schedule is 2 weeks on, 2 weeks off and I can live anywhere in the US.
