Such short term rental  will follow these criteria(see numbered list below), in order to take advantage of (1) qualifying to fill out schedule E, thus avoiding the Self-Employment tax should there be any profits. and (2) being able to offset your W2 income should there be a paper loss. 

@Derrick Lind,  depending how you define "Title search" it may not even include the information of whether the property is land locked or not.

One side of the property is currently occupied by a tenant whom has been there for almost a decade and is paying below market rent @ $880/mo WITH utilities included for a 3bd 1ba...

Here's our thinking: we can conservatively build multifamily for $200 a foot including land acquisition.

A year ago, most listings in the Smokies were including their annual rents.

Cosmetic renovations including fresh paint, kitchen cabinet paint, stainless steel appliances, and minor plumbing repairs.

My total of all annual expenses is about $220K- everything, insurance, haircuts, leisure travel, property taxes, etc all included in thereI dont want to semi-retire any time soon, but I think it's smart to have long term plans.

.- 2022 and 2023 Federal Tax returns with all schedules included- business and personal (if filed separately)- January 2024-current Profit/Loss, Balance sheet, debt schedule (template attached here- or can use your own profit/ loss template)- 30 days most recent paystubs and ’22 ’23 W2s if you receive pay checks.- Most recent 2 months of bank statements outside of CBNA- Most recent retirement/ investment/ life insurance statement, if applicable.Is this an insane amount of paper?
