But, you lose the split with broker, and the income is fully taxed including self-employment tax.

It seems like what your saying is you would kinda wholesale the sub-to and transfer the loan as a wrap and the deed of trust is included to continue to protect the lender?

Plenty of options but the major groups of financing include HML' PML, self financing, HELOC from your primary residence, going in with a partner where they provide funds and you provide the oversight / management, financing through a local lender (depending on your relationship, you might find a local bank that will finance a portion of the amount). 

However bear in mind that the projected cap rate is gross which doesn't include property tax and insurance.
