I’ll def be looking at properties and crunching the numbers, even though my student loan debt have proven to be a source of slight depression over the past few years, nothing would make me happier at this moment than achieving financial independence through wise investments.

You can't put a price on happiness though and we are happy to put our investing goals on hold for what amounts to a small amount of time (16 months) for us to be happier in the end. 

@Luke HaddenUsing the mls every once an awhile something will pop that makes sense Other wise a lot of the stuff out here is word of mouth or driving around.

I guess what I meant was that when I work with other lenders/investors on a deal, my money is where my mouth is.

Well straight from the horses mouth at TripAdvisor that only about 10% of their listing receive as much as 75% of their traffic, while the other 90% of listings are fighting for that bottom 25% of traffic.

I'm really new to the game here, so word-of-mouth deals are no existent right now; Zillow, RT, Mibor, are sites that everyone can see; and I have read here that the county clerks office is a good place to get pre-foreclosure info...what else should you guys recommend?   

They're needed, they're here to stay and nothing makes me happier than doing good, but doing well.
