Hello AllI am looking at getting some place in Florida to use as a golf vacation/resort for the family (play a lot of golf ) and have begun looking at places that would be nice vacation spots to bring the fam and play some excellent golf. 

Example, if within a two month period you had the microwave oven door handle broken off, refrigerator door handle broken off, the exterior front door hinge pulled off (which happens when you swing open the door to 240 degrees when it hits the wall but if you put your body into it bang bang bang it may pull loose the hinge screws. 

Had a question about a scenario I may be able to swing on a potential deal.....Know someone who has a vacant property in a great neighborhood- it needs approx 15-20k in updates.

We don't have the huge appreciation swings but also don't experience the drastic drops either.

For example an investor cannot have a business on the property that engages in any of the following “sin” businesses: any private or commercial golf course, country club, massage parlor, hot tub facility, suntan facility, racetrack or other facility used for gambling, or any store the principal business of which is the sale of alcoholic beverages for consumption off premises.With these factors in mind, I would think caution would be in order for any investor looking to defer taxes through this program.

My strategy allows for swings, and unless you started investing in the last 3 weeks, it's a pretty much universally agreed on that we are due for a significant correction.

There's a large VA hospital in Beacon Hill, a huge park, and a golf course/range and plenty of restaurants/bars.

It could swing the other way and entice the property manager to defer needed maintenance or use sub-standard contractors.

I was intrigued by what @Clay Boykin was saying about impending attention swinging from the Sunbelt to the Midwest. 

A couple of guys with a similar business model to ours joined a very exclusive golf club with an initiation fee of $125,000.00, and have told us they have had great success in raising capital.
