The sticker on my truck was $47k, its a nice truck but not top of the line (nothing crazy fancy) but it lets me have no limitations of the materials I can pick up myself so when I see deals on housing materials I can go grab them right away.

Termites, however, are on the Landlord (as bats and other stuff I would rather not know about that other states encounter). 

I would like to hear input from others who have had similar arrangements with partners and the pros and cons they have encountered when doing so.

The major challange we've encountered is the amount of time it takes to get traditional financing.

I've encountered a similar situation.

For example, I can pick up a house for 17K that is very close to a couple of rehabs that sold for about $100K.Regarding the low-mid areas that you'll encounter out there, I do own a bunch of properties in these types of areas, and I have a PM to manage them.

However, in case we run into the unthinkable and encounter mold, friable asbestos, or foundation issues, I don't have good contractors for that yet.

The shiny tiles you encounter in hospitals and large stores are the product of this frequent scheduled maintenance: daily dry mopping/sweeping, periodic wet mopping, semi-annual stripping and waxing.Do you want to perform this maintenance as a landlord, would your prospective homebuyer?

One of the problems you will encounter going forward is that without a W2 type income, you will have limited options for financing future purchases.
