Gm, my name is Amory and i live in Buffalo, NY. i am an ambitious investor looking for education and deals/ opportunities to acquire my first of many investment properties.

I also see some great deals that go for 30-50% of the ARV.I've spent the last few months educating myself on the laws, rules, and processes of tax deed sales and feel like I know the system pretty well. 

A hundred years ago, most homesteads were quarter sections (160 acres) but frequently only a portion of that (perhaps 80 - 100 acres) was available for planting (the rest being consumed by ditches, sloughs, bluffs/shelter belts, farmyard and pasture).  

Currently we are educating ourselves and just trying to get enough scratch together to move forward.

great to be on such educative forum, I would like to attend real estate events in the Baltimore area, just to network & share information with other investors, I'm in the Glen Burnie area, any ideas of upcoming events will be deeply appreciated. 

Have you spoke to an attorney and/or an accountant so that an educated decision can be made?

I suggest making some type of credibility packet that highlights your experience and education. 

And frequently the tenants don't even know the property is up for sale.Once you have an accepted contract you should be able to walk through all of the units in addition to the property inspections you will want to do.

No one will invest with you or work with you if you don't have a track record as a successful real estate investor, entrepreneur or business person in the past.Then, you need to get educated on the apartment syndication terminology and process so that you can communicate effectively with team member and investors and understand how to find, evaluate, submit offers on, conduct due diligence on, and asset manage apartment deals.
