Easier for you and the other to from an entity, and have him sign a resolution stating that though the property is in his name, it is the entities. 

Up until now, we have been using the Airbnb request payment service, however, the payouts come tagged as a "resolution".

The civil judgement was from a medical dispute.  

We had $0 in credit card disputes last month and are very proud of this. 

But there's no reason to wait to get the process started, it's only going to delay a resolution to this problem.
