Challenging an appraisal may be illegal.It is not illegal to challenge an appraisal if errors are discovered, however be advised, no appraisal is perfect and there is room allowed for small errors before an appraisal will be deemed deficient.

There are a number of blogs/posts on the BRRRR method, which takes advantage of the cash back refi and Bigger pockets also wrote a book on the subject (also available on audio book) the book does a great job of breaking down the pros and cons and walking you through the process.

The only deals I've had fall apart recently have been when there were significant new issues discovered during an inspection or a very low appraisal.
