Someone might disagree with me on that, but I wouldn't consider escrowed insurance to be part of closing costs either were I financing.

Sorry to disagree, maybe, if you use your personal name, there is no registration requirement at the state, but that isn't a self proprietorship, that is a business formed that is not incorporated, but held individually.
