It has sucked.The good news is that today I was presented with a 350-unit development project in Manor that I'm planning to get started on soon and I am actively working on some commercial development projects as well that should hopefully turn into winners.

They would be much younger employees and incentivesed much differently than most PM companies, also payed per new tenant of the year, and get a small percentage of the rent each month similar to a PM company.I would receive many of the benefits of operating a small business as well as homeowner benefits which would be ideal.

Have rental increases of at least 2% go up annually each year.If you are building from the ground up and are not experienced have a fee developer help out but they can cost 100k or so per project.You could also not even construct the building but have the tenant do a ground lease instead.

I’d like to get her a safe place to live but can’t afford to cover the difference if she can’t pay market rent, so this seems like an ideal solution to keep her housed and safe.
