Take equity out of one property will cost me about 1K a month and with the mortgages on the new purchases, I will probably only cash flow 200-300 per home. 

@Yongming Huang again the buyer IS paying both commissions, in the financing of the purchase.

I want to purchase my primary home there with creative financing options, because like all of us I want to set more favorable terms than the traditional lenders can set.

My clients reach out years after their purchases to run through things like this because we know their property and deal just as well as they do.

It's going to be incredibly hard to get hard money funding for your first deal to be purchased at the steps.
