Feel like it's not a very good look for me to deny someone when they clearly know I've accepted others with big dogs. 

If the sale covers paying off the loan and any liens, it will usually be approved, which takes another month to get the signatue, depending on how busy the judge is.It can be denied for a whole lot of reasons.

Hi normally you cannot lose your escrow deposit if the bank denies your loan. 

As for the written denial, that is only required if you deny the tenant because of their credit.

Does holding the redemption rights give that investor any claim to seeing the house, or can the party that bought the property at auction deny the holder of the redemption rights access to the property?
