I only know enough to be dangerous as far as tax lien/sales go.

And not without an element of danger unfortunately.

However, dogs in particular can get territorial and considering this is a quadplex, I am guessing there is limited space. 

That's the danger of leverage.

People on here tend to get protective, and rightfully so, of potential newbie investors who might misread your response and come away with the dangerous notion that they don't have to be so preoccupied with certain real expenses in a deal they are considering. 

If it's the later then I would really be in negative cash flow territory.
