No more carpets covered in drink spills, no more little bits of food buried deep in the fibers, no more calls to get the carpets steam cleaned before the next tenant.

However, as a contractor/investor that comes into contact with lead paint on almost a daily basis, I also appreciate the need to make both workers as well as tenants/homeowners aware of the hazards.I'm not trying to swing you to my way of thinking about this, just offering another point of view.  

Personally, I don't really have to have my hand held so if I only got a chance to do a face to face meeting every now and then and other times, follow up via email, text, skype or phone that would suffice.Just a little food for thought,Anyway, I wish you all the best and I plan to rent one of your vacation homes for the winter in the next year or so.

@Gino Zahnd did you say in one of these threads that it does bill out monthly and will bill daily for late fees.

Mold grows where there is food, and drywall is food for mold.
