Some of the other people in the program are having some luck working the ATL & PHO markets which is influencing where i will start doing some outreach but I figured i'd get more seasoned investors to share their take and maybe help me see some things from a different perspective.I know this system is not the most sustainable/scalable but seems to be the fastest way to get the ball rolling in terms of revenue as it's marketing is time consuming but free, basically just FB group outreach & direct messages.

Door in the basement kicked in; holes in the drywall; blinds broken; etc.She owes me $2000 deductible from a fire her kids caused last December ("You have my word I'll pay you") and she walked out on her last months rent -- so we'll be filing in small claims court.I already have my team scheduled to get in there to pull the carpet, lay LVL, repair & paint.My question -- since I'll be taking some legal action against her -- is should I file a police report for the damage that was done on the way out before I do any repairs?

Professionally, I have spoken to both the noise maker and the complainant to make sure both were aware that apartment living is never noise free but the upstairs tenant should try to be considerate of how their actions affects the other occupants of the building.
