But if it's a month to month or expiring soon and she wishes to continue renting, add the tenant on then and adjust the new lease if you want to increase the rent to compensate. 

Your very first mistake was offering the tenant compensation.

Sure I get that in an ideal situation you are made whole financially but them owing until we find another tenant doesn’t compensate me for time or travel so I adopted this except my lease has a 60 day notice period.  

After addressing that issue in the beginning of last year (and not getting compensated for them double dipping) now we have this fiasco to deal with.
