Therefore, the unit itself is fairly relatively new and in good shape (water heater, furnace, and appliances are from 2009).

Hi Wellington, I am about your age, just turned 25 and have been investing for about three years now since graduating from UT in 2015.

With the ease of working on existing exterior wooden trim when you put in modern windows with removable frames, in a working brick veneered rental property of a certain age I don't see any good reason to give up close oversight of the condition of exterior window trim and allow the possibility of water getting into the standoff between the bricks and the exterior boards by having the window frame wrapped in aluminum and not-so-well-sealed with cheap caulk.

As someone who grew up in a different culture and only moved to the USA at a college age, I can related to some of the issues.
