I think I may start at trying to flip first to raise capital for buy and hold properties.

Then either a special assessment is required or HOA fees are raised enormously.

In terms of dealing with tenants, evictions, rent raises (on POH) or on space rent, leasing from POH to TOH, I know you go from the worst states for this on the left of the spectrum with California and Oregon etc, some of the best states based on this criteria is TX, FL. 

As a method of encouragement and accountability, I wanted to raise this question for us: what are your real estate objectives in 2019?

Meaning Im not going to change too much from that one to this new one (I am raising the rent, but other than that most of it will stay the same) Im just wanting the best option for a good new lease and possibly an online property management resource to use.

Raise the rents to market values and rehab to force equity and sell in 2 years to avoid capital gains.

I agree with raising the price and doing owner financing.
