Another tenant in a historically solid-return building but in a terrible neighborhood is a Section 8 tenant but is apparently involved in a gang (bloods or crips) and is causing other neighbors to leave.

If you're using some sort of callrail or sideline number (I would highly suggest not having your personal cell phone number on the sign) then there's really no way for them to track you down and fine you but you would still want to take the sign down if called.Putting them up Friday evening and taking them down Sunday night is a solid idea and that would be a great way to capture areas that would normally get the sign pulled ASAP - Scottsdale, Tempe, ChandlerThe further west you get into Phoenix you'll see multiple signs on every street corner.

The silos or cells within a series LLC offer the same protection as having an individual LLC instead, so the management, tax reporting, etc is all simplified and cheaper.So if I have an MHP and want a management LLC, a POH LLC, a real property LLC, etc, I can use my management LLC as a traditional one and a series LLC for the two Park entities to protect all 3 under this model with the same legal rigor as someone with 3 traditional LLC's.

I know they have more cash/leverage to pursue these tenants in court if they cause major damage, but then there's also the issue of getting blood out of a stone when it comes to actually collecting.
