With 780+ credit and 40% down coming from our own home sale proceeds, using our current lender's "customer for life" program to re-apply, and with perfect payment performance over 8 years with them, is the 28% front end DTI written in stone, or is there flexibility?

The problem is, the ERAP program is out of funds, and even though tenant applied for program AFTER funds were already gone, the judge has said because the OTDA has not ruled on this tenant's case, we cannot evict based on ERAP- BUT the OTDA is no longer reviewing applications because there's no money to be issued.

Right before Christmas week, I was given news that we finally had the engineer report and that the permit would finally be applied for, but something or other error or complication - I'm not even really sure - prevented us from using the report and that we would have to find another way, and of course I wasn't going to get any updates through Christmas and New Year.
