complains constantly about everything older gentleman but other then that is a good tenant always pays on time Thinking of raising his rent from $730 to $770 he lives in a 3 bedroom apt in Scranton pa and those rent for more then $800 is this a smart solution thank you everyone in advance

Hello,I'm new to the investing scene and I just bought my first house that I will be house hacking, I will be living in the basement and renting out the five bedrooms to students, I want to be getting into the BRRRR strategy and I have a hard money lender but need some leeds.

Also, if you can add in extra bedrooms or bathrooms as part of the reno process that will boost ARV and rent rate.  

From my research, I have noticed that the HUD Fair Market Rents website only shows up to 4 bedrooms... they must have options for properties with more rooms?
