Every real estate market is going to be different, but I'd start by reaching out to a few local wholesalers who will have hot off-market deals or even reaching out to a local real estate agent to start receiving leads from them.If you're just looking to practice, you may also want to just start with a basic website like trulia.com or zillow.com so that you can get tons of analyzing reps.
