Yes my contracts are good .... but also as you get closer to closing or if you know the lender from the beginning you can work with them to show that deposit  If you can get it to go through a title company with a release to you that might be the best.

The difficulty would only come in when you need to pay off the loan and you may need a partial release of lien.
