Yes my contracts are good .... but also as you get closer to closing or if you know the lender from the beginning you can work with them to show that deposit  If you can get it to go through a title company with a release to you that might be the best.

Eventually they bring us deals they want to get them off there books. with the portfolio loan, I get the contract, a list of repairs and ask for the money for purchase and repair. sometimes money is released in stages, and inspections are required.
