I believe the answer lies somewhere in the middle.As investors, we have to be educated, understand contracts, be able to write complete scopes, and most importantly, communicate our intentions clearly.

We would definitely recommend attending the monthly Hobby Millionaires meeting (find on meetup.com) as this has been extremely educational for us.

While I'm only about 2 years into my RE investing career, I've already been through a couple of paid events (only SFR flipping, not commercial multi-family yet) which certainly propelled my career forward but also included a whole lot of sitting through a bunch of 'Get Rich Quick' sales pitches to buy even more educational products.

It will cost you a bit upfront but you will get a great education being by their side and ask as many questions as you can while you're working.On bigger jobs I actually have two crews of two other guys.

Your best move might be focusing on things like:  education, networking,  and helping an experienced investor/mentor.
