@Alex Chernenko I agree with @Joe Bertolino….your contract states what options the buyer has and the procedure. 

Labor is also one of the biggest expenses in real estate development and the high employment environment creates substantial cost escalation.

@Joe Facenda Thank you for that, your comment mirrored something that I heard on the last Seeing Greene episode about working with non investor clients.

If you're looking for a "value-add" property that needs a bit of work, the biggest risk that most of our clients run into is deferred maintenance and capital improvements as labor and material costs have gone up.The most non-extraordinary way that I've seen people making millions from house hacking is by simply buying a multifamily at a fair price, in a B- area, consistently raising rent, minimize vacancy, address maintenance issues, and just hold on (refinance and repeat).Hope that's helpful. 

The cost will also vary from market to market, and the issue with plumbing is you often don't know how difficult the job will be until you're in the middle of the job.That being said, I'd say this could vary from the cost of a service call/trip charge + an hour of labor + materials ($250-$500 total?)
